Welcome to Karen Richards Group'sFrisco, Plano and North Dallas Real Estate Website

Searching for a McKinney Texas home for sale, a Plano Texas home for sale, a Frisco Texas home for sale or even a Dallas Texas home for sale? We Welcome you to We hope that you find the information here to be helpful.

Attention First Time Home Buyers!
This is the best time for first-time home buyers in Texas to shop for a new house. The Texas Department of Housing & Community Affairs has several great programs for qualified first time home buyers. You can even get up to 4% in down payment assistance in the form of a grant from the Federal government. The wonderful thing about grants is they are free money; they don’t have to be paid back.

The real estate market is down from the June/July period a year ago. This makes it a buyer’s market. There are some very nice houses on the market at very good prices. Boot up your computer and start looking at the properties that are for sale and you will be pleasantly surprised at how inexpensive the beautiful Plano homes, Frisco homes, McKinney homes, and Dallas homes are.

Many people worry about saving enough money to make the down payment to buy a house. The government grants are to be used for down payment assistance for new home owners. This subsidy can make the difference between being approved for a home loan and having the opportunity to own your own home. The requirements for the program are not owning a home and being able to be approved for a mortgage. The purchase of a home is one of the most important and largest purchases that anyone will ever make. So many people will never get this chance without assistance in making a down payment.

Attention Texas Veterans!
The State of Texas also offers funding for home purchases to Texas Veterans. The Texas Veterans Mortgage Credit Program waives the first time home buyer requirements and down payments for qualified vets. Vets can purchase land or residential property under the program and be guaranteed a lower interest rate and affordable payments.

Who We Are And What We Do
Karen Richards, Broker, assists first time buyers with strategies, viewing, and purchasing Dallas homes, Plano Homes, Frisco homes, and McKinney homes

We can help you to buy or sell real estate anywhere in this great state but our primary area of focus is North Dallas and the communities north of Dallas including, Richardson, Plano, Carrollton, Frisco, Allen and McKinney. The greater Dallas Fort Worth (DFW) area has so much to do and see that it would take many pages to relate all of it, so we have compiled a few of the more notable facets for you on our site.
The whole area is well connected by freeways and toll ways in addition to the public transportation supplied by D.A.R.T (Dallas Area Rapid Transit) and rail transportation is supplied by the ever expanding DART light rail system in Dallas. Air travel is supplied by two area airports, DFW international and Dallas Love Field.

Dallas Attractions
Dallas has a long list of places to visit from the arts and sciences to recreational and night life. Some of the more popular attractions in Dallas are the Dallas Zoo, the Sixth Floor Museum, The Dallas Arboretum, The Dallas World Aquarium, and Reunion Tower. Located at Love Field is the Future of Flight Aviation Center. You can get your sports fix by attending the games at the American Airlines Center. The teams that play there are, the Dallas Stars, and the Dallas Mavericks, as well as many others. This venue also features other events including concerts and shows as well. The West End is a great place to experience the Dallas Night life. Another popular attraction that every one loves is the annual State Fair of Texas at Fair Park.

Where is Addison Texas?
Moving up the North Dallas Toll Way you pass through the town of Addison which has become a Mecca for dinning and night life. Addison also is home to the Addison Airport where you will find the Cavanaugh Flight Museum.

Plano is Hoppin
Just a bit farther north on the toll way is the town of Plano. Home to many corporate headquarters and well noted for their schools. Plano invites you to shop and dine in the revitalized downtown shopping district that features a Dart Light Rail station. Plano also has two great shopping malls, The Shops at Willow Bend and Collin Creek Mall.. In Plano you also can visit South Fork Ranch.

Allen Is Great!
Just a bit further north is the town of Allen, home to the Allen Premium Outlets shopping mall.

McKinney is an exciting town
On up central expressway you find McKinney, one of the faster growing communities in Collin County. McKinney has the feel of a small Texas town but all of the amenities that one would expect in a big town. Shopping is a wonderful experience in the McKinney Downtown square where you can hunt for antiques then stop into one of the two wineries, Landon Winery and Lone Star Wine Cellers, for a delightful glass or two of local wine. On the weekend before the third monday of the month pay a visit to Third Mondays Trades Days to shop flea market style. At the Heard Natural Science Museum & Wildlife Sanctuary, you can learn all about the native wildlife in the area. McKinney is also home to the Collin County Regional Airport that is growing just about as fast as the town.

Frisco is Fantastic!
Just west of McKinney is the town of Frisco, another fast growing community that has a lot to offer. Shop at the Stonebriar Centre then visit the Heritage Center and learn all about life on the Chisholm Trail. Watch or play soccer at the new Pizza Hut Park soccer and event complex, catch a Rough Riders minor league ball game at the Dr Pepper Ball Park or even a Texas Tornados hockey game on the Ice at the Dr Pepper Starcenter.

Lets Go to the Lake!
North Texas has a number of lakes as well from Lake Ray Hubbard on the south east side of Dallas to Lake Texoma just about an hour north of the area. In-between you can visit White Rock Lake, Lake Lavon, Lake Lewisville, And Lake Ray Roberts just to name a few.

On the Links
For the golfer there are more links than you can shake a club at in this area, a few of them are….. The Trails of Frisco, Tennison Highlands, Stone Briar Country Club, Chase Oaks in both Allen and Plano, LB Houston,Glen Eagles Country Club, Plantation Golf Club, Coyote Ridge Golf Club, Castle Hills golf Club, and last but not least Oak Hollow at McKinney.

Whatever you’re fancy is, with the exception of snow sports (LOL), the DFW area has what you are looking for!

To be of the very best service that we can, we have incorporated the latest internet technologies in our new search tool, just give it a try and we know that you will be impressed.

Real Estate Tips
Self Employed >No Problem

There is no doubt about the fact that it could be more difficult for you to get a mortgage loan if you are a free lance viola player than if you are a government accountant. Traditionally, lenders have been more cautious when evaluating loan applications from buyers who are self-employed than from those who work for a regular salary.

If you are self-employed, there is no reason for you to shy away from applying for a home mortgage loan, especially if your earnings have been in the same field for at least two years. Before you begin your search for a house, it is a good idea to meet with an agent of your choice who will be happy to accompany you as you meet with one or more loan officers. They will probably want to analyze your tax returns for the past 2 or 3 years. Because people who are self-employed can write off many expenses that salaried individuals cannot, it is possible that self-employed individuals may look impoverished on paper. Try to get pre-approval from the lender, and ask for a letter to that effect which the real estate agent can attach to any offer you submit on a home. This will make you look more attractive to the sellers.
